Two Notice of Violations from the city were delaying the sale of this West Seattle home which overlooks Puget Sound. Repair of the steep slope critical area was needed to move forward. The project redistributed soils which, over the years, had been pushed out over a steep slope critical area without permit - to create a lawn and areas of ornamental planting. Fourteen native trees were added to mitigate the removal of fourteen trees in years past. This repaired landscape meets the city’s critical area restoration requirements while creating a lush native landscape for the new owners. It keeps views of the Sound open through careful placement of trees and returns to an improved steep slope condition planted with a mix of native shrubs and perennials: salal, red twig dogwood, snowberry, creeping mahonia, red flowering currant, evergreen huckleberry, tall oregon grape, woods rose, sedge, camas and native aster.
